What other STR regulations am i obligated to observe?

1. Advertisement Restriction: Short-term rental owners are prohibited from posting signs or advertisements for lodging on their homes and you cannot change your house so that it no longer resembles a private residence. However, you can advertise your lodgings on various online platforms including Airbnb, HomeAway, and VRBO, provided that you list with your short-term license number.

2. Building, Health & Safety Regulations: In order to ensure the safety of your guests you are required to install smoke alarms in every bedroom in your accommodation, the hallway in the immediate vicinity of the bedrooms, and on each floor of the home, including basements.

You are also required to install carbon monoxide alarms within 15 ft. of the entrance to every bedroom or within 15 ft. of a bed in sleeping areas if there isn’t an enclosed bedroom. You are also required to install one centrally on a wall or the ceiling, but not directly in front of a door to a bathroom or within 5 ft. of a cooking appliance.

3. Guest Regulation: You are obligated to inform your renters that they are only allowed to have guests between the hours of 8 a.m. and midnight.

4. Trash Regulation: Information regarding trash and recycling collection days and any trash disposal rules and regulations including proper trash containers should be provided for renters.

5. Emergency Contact: You must provide your contact information or that of a designee to your renters to receive complaints and resolve issues quickly.
